<div><span style="font-size: x-small">A wave of media-fueled messages against homeownership is gaining momentum in the U.S. For instance, Barron&#8217;s ran a major story headlined &#8220;Renter Nation&#8221; in late July, USA Today jumped in with several front page articles in August, and Time magazine&#8217;s Sept. 6 cover offered &#8220;Rethinking Homeownership: Why owning a home may no longer make economic sense.&#8221;<br />
 <br />
Though owning remains the best option for most people, the national homeownership rate is indeed declining and will probably fall to a percentage in the low 60s (from the 2006 high of 69 percent) when all is said and done. But that doesn&#8217;t mean no one will own these homes; it only means the occupants won&#8217;t.<br />
 <br />
Millions of properties will become rentals in the next few years, and this will have a significant impact on the market. Investors already represent almost 20 percent of buyers, and that number is likely to grow – especially as more and more individual entrepreneurs get into the game, looking to create cash flow by buying a rental property or two in their own communities.<br />
 <br />
RE/MAX agents must be prepared to connect with and serve these clients. Watch for details on several new training and referral programs in the coming weeks.<br />

This is where much of the business will be for the foreseeable future, and it&#8217;s vital that we stay ahead of the competition and grab more than our fair share. </span></div>

			<content:encoded><![CDATA[<p>Government Plan Will Help Homeowners Avoid Foreclosure<br />
Homeowners across the United States who are undergoing financial hardship could avoid foreclosure under a plan announced by the U.S. Treasury Department. Under the plan, which is in effect as of April 2010, millions of at-risk homeowners could be free of mortgage debt without going through foreclosure, and given $3,000 for relocation.</p>
<p>The Treasury plan provides incentives for lenders and homeowners to complete Short Sales &#8211; transactions in which the lender agrees to a sale price that&#8217;s less than the borrower owes on the mortgage. Short Sales are preferred to foreclosure because homeowners may take less of a hit on their credit and lenders realize a smaller loss. </p>
<p>However, Short Sales often get bogged down because of the complicated nature of the transaction. Deals can fall through because the process takes too long.</p>
<p>Under the plan, which speeds up and simplifies the Short Sale process, mortgage servicers have 10 days to approve or reject a request for a Short Sale. And when the sale is done, the borrower must be fully released from the debt of the primary mortgage.</p>

<p>The plan is a positive step for the real estate market and for communities across the country, RE/MAX CEO Margaret Kelly says. RE/MAX has been advocating simplified Short Sales for more than a year and has been actively working with U.S. government officials, including legislators and the Obama administration. </p>
